JSW Realty is looking for a creative and assiduous individual to join the dedicated team of young, innovative minds who work in synergy with a focus on the bigger picture.
Objective: To support the organization’s growth by assisting in evaluation of viable development opportunities, conducting detailed market assessments in relation to DCR schemes in practice and FSI related costs, and coordinating closely with internal Liaison team, architectural team, intermediaries, and liaison architects / consultants to ensure robust understanding required to underwrite the FSI Estimates and related costs attributable to the Project Feasibilities .
Responsibilities:
- Business Development
- evaluate land acquisition / redevelopment proposals for different development schemes of DCPR 2024 & UDCPR
- Assist in negotiations and deal documentation with internal teams in regards the matters of regulatory liaison.
- Prepare financial estimates/ cash flows for FSI related costs and consultants.
- Monitor policy shifts, regulatory updates and market movements in terms of schemes opted by Competitors.
2.Liaisoning & Regulatory Coordination
- Coordinate with liaison team and consultants for approvals, submissions, and regulatory compliance.
- Support interpretation of DP 2034, FSI norms, zoning rules, and development guidelines.
- Track progress of approval files and maintain documentation with consultants.
3.Stakeholder Management
- Collaborate with design, legal, finance, and project teams for deal progression.
4.Analytical & Strategic Support
- Conduct micro‑market studies, pricing research for PTC / PAP / TDR / Any other FSI related purchase price and concessions availed and redevelopment assessments.
- Prepare presentations, notes, and leadership updates relating to regulatory / liaison framework.
- Identify risks and provide initial mitigation insights.
Qualifications and skill-sets:
- Bachelors in Architecture or relevant field.
- Proven, robust work experience of 6-8 years with Real Estate Developers in the Liaison / Regulatory / BD Department or with Liaison Architects as part of their estimations team
- Tactical and liaising expertise to deal with premium clients, architects and consultants
- Understanding of Mumbai real estate regulations, DP 2034, and FSI calculations.
- Good attention to detail, time management, coordination and communication skills
- Reliable, focused, confident, articulate and self-directed individual with a high level of initiative and a ‘can do’ attitude
- Ability to work in a fast-paced environment, handle multiple priorities, and maintain discretion.
- Express high degree of professionalism in dealing with diverse groups of people – internal & external stakeholders, vendors, service providers, etc.
